Affordable Senior Housing in the Bronx

Located adjacent to the New York Botanical Garden (NYBG), 2850 Webster Ave. is a mixed-use affordable senior housing development in the Bedford Park neighborhood of Bronx Community District 7. The land was obtained through a 99-year ground lease with NYBG and will be developed in two phases. The first phase is intended for seniors on fixed incomes earning up to 50% of the area median income. The project features a newly constructed, 12-story, approximately 133,000 square foot building with laundry facilities, a fitness room, lounge, on-site social services, and a green roof with passive rooftop recreation space. 2850 Webster Ave. is designed to meet high levels of sustainability and energy efficiency as it complies with the Enterprise Green Communities and Energy Star Multifamily New Construction programs. 

 To provide access to fresh food for residents and the surrounding community, approximately 12,000 square feet of ground floor retail space will be dedicated to a neighborhood grocer, Cherry Valley Marketplace, a longstanding fixture in the community. Douglaston worked closely with the local grocer to ensure longevity and sustainability for their business in conjunction with the new development. 2850 Webster Ave. will provide on-site social services through a partnership with Fordham-Bedford Community Services, a local housing and community development organization. Construction on Phase I was completed in 2023, and Phase II is currently in development.
